New Name for Metromedia Building

Metropolitan CenterEAST RUTHERFORD, NJ-Continental Airlines Arena is now known as Izod Center, and the new Giants-Jets stadium under construction will surely get a corporate name before long. Now, another edifice in the same neighborhood will be getting a new name--owner ING Clarion is set to take the longstanding Metromedia name off the top of its Metropolitan Center building here.
The 15-story, 423,000-sf tower actually has a third identity as well: 1 Meadowlands Plaza. In any case, the building’s signage rights are up for grabs, and it’s tied to a 93,000-sf availability involving the top three floors. The space will be available in January 2009. The space is becoming available because shipper P&O Nedlloyd was acquired by rival Maersk, and the combined operations of the two companies are being consolidated to Madison, NJ.
“This exterior signage represents an extraordinary opportunity for a corporate tenant to create visibility in one of the country’s most densely populated markets,” says Margaret Egan, a VP at ING Clarion. The latter bought the landmark building, one of the most visible office towers in Northern New Jersey, from CB Richard Ellis Investors in late 2005 for just shy of $120 million, or about $283 per sf.
“Significant capital investments have been made in the building, creating one of the finest office environments in the suburban metro area,” Egan says. “We look forward to a new signage identity on this asset that will reflect the image of Metropolitan Center.”
And Cushman & Wakefield, which is the management and leasing agent for the building and has its main Garden State office there as well, has the task of leasing the availability. For C&W, senior director David Stifelman and sales associates David DeMatteis and Katie Kennedy have the assignment. Current availabilities on-site are listed with an asking price of $28 per sf for a full lower floor, and $32 per sf for smaller upper-floor spaces.
Built in 1986, Metropolitan Center is located at Exit 16W of the New Jersey Turnpike, just across Route 3 from the Meadowlands Sports Complex and the under-construction Xanadu retail/entertainment complex, and has views of Manhattan. Total daily traffic counts on adjacent highways are estimated to average about 150,000. Improvements carried out since ING Clarion bought it include a new lobby, upgraded security, a new fitness center and a variety of infrastructure upgrades. Major tenants besides C&W include Aegis Insurance, MWW Group and Hudson News.
The building is also adjacent to and linked to the 427-room, 20-story Sheraton Meadowlands Hotel and Conference Center, which itself recently underwent an $18 million renovation. The 93,000-sf availability carrying signage rights is being marketed as a package, but the space can be sub-divided, according to the brokers.

Late in Bon Jovi's show last night at the Prudential Center, frontman Jon Bon Jovi was trying to whip the frenzied crowd into an even greater frenzy.

"This is a historic night in the state of New Jersey," he said. "I want to hear you!"

Historic it was. The show -- the first of 10 the band will present at the venue -- was free of glitches, and boasted sound as sharp as arena sound can get. The musicians, both Bon Jovi and opening act My Chemical Romance, were in fine, spirited form.

The arena came with a big price tag. But Bon Jovi opened its set as if it were just another gig at a local bar.

First, a roadie delivered a couple of cases of beer to the stage. Then Kurt Johnston, a multi-instrumentalist who is joining the band for this tour, sat at his pedal steel guitar and started playing and singing a honky-tonk version of the Leon Payne-written, Hank Williams-recorded song, "Lost Highway." The other members of the band took the stage, one by one, and played along with him. Neon signs at the back of the stage read "Open," "Bar" and "Beer."
After everyone finally appeared, and the song ended, the band launched into its own, self-written "Lost Highway," the title track from the band's latest album. Next came monster hit "You Give Love a Bad Name."

"It looks good with all you people here," said Jon Bon Jovi after this song. "It looks really good."
Other fan favorites included "Born To Be My Baby," "It's My Life," "Blaze of Glory" and "Have a Nice Day." Guitarist Richie Sambora stood at center stage and sang rough-edged lead vocals on "These Days."

The show peaked late, with one irresistible song after another: "Raise Your Hands," "Bad Medicine," "Shout," "Who Says You Can't Go Home."
The encores included signature songs "Livin' On a Prayer" and "Wanted Dead Or Alive," and the show ended at 11:20 p.m.

New York Jets Headquarters move to New Jersey

Jets to announce naming rights for new HQ in Florham Park

FLORHAM PARK, N.J. - The New York Jets on Tuesday will announce a naming rights deal with a New Jersey health care system for the team's new headquarters and practice facility, team officials said. The campus under construction in Florham Park will be called the Atlantic Health Jets Training Center, named for the nonprofit health care system that includes Overlook Hospital in Summit and Morristown Memorial Hospital. The NFL team declined to disclose the amount of the 12-year deal, or the other companies it considered.
New York Jets CEO Woody Johnson said the team is thrilled to call Atlantic Health its partner. "Not only are we creating a competitive advantage for our team by building a first-rate corporate campus to accommodate the needs of our football and business operations and utilizing the best that technology has to offer, we are also partnering with a company that has deep roots in the New Jersey community," Johnson said. The naming rights will be announced Tuesday at a cornerstone dedication ceremony at the site, with New Jersey Gov. Jon S. Corzine scheduled to attend. The Jets are relocating their offices and training facility from Long Island to New Jersey as part of deal to build a new stadium for the team and New York Giants at the Meadowlands. The teams are jointly financing the $1.3 billion stadium and are working on a naming rights deal for that building. The Jets are paying the $75 million construction cost for their training facility. It sits on 27 acres, paid for by the New Jersey Sports and Exposition Authority, of which seven acres are used for storm retention and will not be built on. The authority also funded 20 acres for a new practice facility for the Giants, but it did not require extra land for storm retention. The Jets' new 120,000-square-foot building is well under way, with its foundation already in. Designed by David Childs of Skidmore Owings, Merrill, architect of the Freedom Tower at the World Trade Center, it will include offices and classrooms, training and medical facilities, locker rooms and an auditorium. The roof on an 84,000-square-foot field house, housing an indoor field of artificial turf, will be high enough for a punter to practice kicks. The sod on the first of three outdoor natural grass fields has been planted. Another outdoor field will be artificial turf. Business operations will move in late summer or early fall of 2008, and the team will begin practicing in Florham Park in 2009. Joseph A. Trunfio, president and CEO of Atlantic Health, said the company is happy to welcome the team as a neighbor. "This location, so close to Morristown Memorial Hospital with its advanced orthopedics, trauma and sports medicine programs, and to Overlook Hospital, home of the Atlantic Neuroscience Institute, makes this new relationship a natural fit with tremendous potential to grow," he said. The team looked at about 40 sites in northern New Jersey before settling on the former Exxon headquarters site in Florham Park, a borough of 12,000 people about 30 miles west of Manhattan. The borough is to receive a payment instead of taxes of about $150,000 annually. The team and the sports authority also plan to give an additional $50,000 annually for parks in the community.

Surely, many visitors to Rockefeller Center will be taking in the famed Radio City Christmas Spectacular at Radio City Music Hall.

New Meadowlands Stadium

New Meadowlands Stadium is a planned football stadium. It will replace Giants Stadium in the parking lot of the current structure at the Meadowlands Sports Complex. As with the current stadium, both the New York Giants and New York Jets will play their home games there. However, unlike Giants Stadium, the new stadium will be a 50/50 partnership between both NFL teams. The stadium will be administered by the New Jersey Sports and Exposition Authority, which also operates the current stadium (and owned it until selling it to the Giants as part of the stadium plan).
The new stadium will have seating for 82,500 fans, including 10,000 club seats and approximately 200 luxury suites. It will thus be the second or third-largest stadium in the NFL, after FedExField outside Washington D.C., currently the largest stadium in the league with a capacity of 91,704, and the New Cowboys Stadium outside Dallas, Texas, which plans to have a capacity of 80,000 expandable to 100,000 with additional end zone seating.

The new stadium the Jets and the Giants are scheduled to occupy in 2010 will be distinguished by an outer skin of aluminum louvers and by interior lighting that will switch colors depending on which team is playing at home – comparable to the Allianz Arena in Munich, Germany.
There will be numerous tailgating zones, and myriad options to buy food and merchandise in the plaza that will ring the stadium.
The changing colors — green for the Jets, blue for the Giants — reflect each team’s desire to individualize the look of the 82,500-seat stadium in East Rutherford, N.J. The teams’ current home, Giants Stadium, opened in 1976, but the Jets have long felt like a second-class tenant there since arriving in 1984. The louvers in the new stadium, which are arranged in various densities, may also reflect the teams’ colors.
According to renderings of the Jets-Giants stadium obtained by The New York Times, giant red pylons at the north and east entrances will display videos of each team, depending on which one is playing.
A signature feature of the stadium — which will be built in the shape of a rounded rectangle — will be the massive Great Wall that will be partly visible through the louvers at the main entrance.
The wall will be 400 feet long and 40 feet high, showing panels of images that will rotate between photographic murals of the Giants and Jets on game days and different pictures for concerts and other events.
Inside, four 40-by-130-foot scoreboards will hang from each corner of the upper deck.
The sight lines will be similar to those at Giants Stadium, which seats a little over 80,000, but in some cases seats will be farther away because the new facility will have more than double the square footage. The stadium complies with the Americans with Disabilities Act, and it will have four restaurants, nearly double the current 117 luxury suites, and 9,200 club seats, two club lounges, wider concourses and at least one hall of fame.[1]
Unlike a number of other new NFL venues such as the new Cowboys Stadium, University of Phoenix Stadium and Reliant Stadium, the new Meadowlands stadium will not have a roof. Proposals to include a roof failed due to a dispute over funding [3]. Therefore, it is unlikely the Super Bowl could be held in this venue due to northern New Jersey's winter climate and indoor events such as the Final Four will not be held at the facility, which runs counter to the original aspirations for a new stadium in northern New Jersey. [4]] Lease terms

The lease for the new stadium is for 25 years, with options to extend it that could eventually reach 97 years. After the 15th year of the lease, every five years, one of the two teams can opt out of the lease, giving the state 12 months notice. However, if one team leaves for a new stadium, the other team would have to remain for the remainder of the lease.[2] Based on the teams' histories, this clause presumably allows the Jets to eventually decide that they want to play in their own stadium and can find a way to finance it, although the relocation of team facilities to New Jersey makes this less likely to happen. It is unknown if the lease starts upon construction or upon the stadium's opening. The teams also get parking revenue from the Meadowlands' western parking lots year round, even when there are no events at the stadium (this would occur when other parts of the Meadowlands host events)[3]
The Jets and Giants will jointly own the new stadium, not lease like it does at the existing stadium.

Transportation
A rail spur will be constructed by New Jersey Transit from the Pascack Valley Line to provide rail service to Hoboken Terminal and to Pennsylvania Station via the Secaucus Junction.[4]

The Continental Airlines International Friendship Run is a fun run for international marathon entrants and ticketed guests*.

Participants and spectators are also invited to the presentation of the 2007 Abebe Bikila Award at the United Nations prior to the race. This award is given annually to an individual who has made an outstanding contribution to the sport of distance running. Past winners include Fred Lebow, Frank Shorter, Bill Rodgers, Tegla Loroupe, and Mayor Rudolph Giuliani.
The run begins immediately following the ceremony and is free to international marathon entrants. Friends and family of international marathoners who would like to take part may purchase tickets for $20 at the ING New York City Marathon Health and Fitness Expo.
CourseThe run will begin at 9:00 a.m. on First Avenue at 44th Street, outside the United Nations. Runners will turn right onto 42nd street heading west, turn right again on 6th Avenue heading north, and then finish on 6th Avenue at 54th Street. After the finish, runners may walk north until 57th Street. At that point, all runners must turn off 6th Avenue and head east or west.
Spectators are invited to come out and cheer the runners
as they make their way through the streets of Midtown Manhattan. Many
participants wear their national colors or carry flags in joyful demonstration
of international diversity.

This year for the first time ever, 1,500 U.S. residents will take part in the Continental Airlines International Friendship Run on Saturday, November 3, and you can be one of them. Usually open only to international marathon entrants and friends, this 1.75-mile non-scored run provides a chance for marathoners to shake out the legs before the ING New York City Marathon the following day, and gives non-marathoners an opportunity to take part in some of the exciting action of marathon weekend. Registration is open to all runners who reside in the United States, and will close after the 1,500-entrant capacity has been met.
Packet distribution will take place at the ING New York City Marathon Health and Fitness Expo at the Javits Center from 10:00 a.m. to 7:00 p.m. on November 1 and November 2. Runners must pick-up their race numbers and t-shirts at the Continental Airlines International Friendship Run tables located in the registration area of the expo. The Rockettes are an American treasure and their performance style has always been both entirely glamorous and deceivingly complex. As the stars of this legendary holiday production, the Radio City Rockettes move this year's holiday production forward as they showcase their signature precision dance style and debut some of the most challenging and freshest Rockette numbers that have ever been conceived. Along with re-imagined Rockette favorites, including last year's new "12 Days of Christmas," this year's show will feature the world-famous Rockettes in a dynamic new performance routine within an unforgettable signature production number set in Times Square, lighting up the New York skyline with a glittering fireworks display on-stage. The Radio City Christmas Spectacular creates wonderful memories for more than one million patrons each year and has been seen by approximately 62 million people since its inception in 1933, when it was originally performed as a holiday "gift" between movie screenings. The Christmas Spectacular has long since become the main event and draws people from all over the world who want to experience a quintessential New York City Christmas. The 2007 edition of the Radio City Christmas Spectacular promises to continue to create memories that audiences have come to treasure, however, this year will truly be a celebration.... 75 years in the making!
The Radio City Christmas Spectacular starring the Rockettes will run from November 9, 2007 through December 30, 2007. Prices range from $40 to $100. Corn Maze 2007 is now open! This year's theme is Pirates - "In Search of Captain Ron's Treasure." The maze is cut into a six acre corn field and is fun for the entire family with one correct way in and one correct way out and dozens of paths to nowhere. It is also perfect fun for school groups, scout troops and youth groups. Only $5.00 per person and no reservations required. The maze is open every day till the end of October.

Vince Carter, Jason Kidd and the rest of the Nets will have a new name for their home this coming season.

Continental Airlines Arena is out -- Izod Center is in.

The New Jersey Sports and Exposition Authority board voted unanimously Thursday morning to award the naming rights on its Meadowlands arena to Izod -- a clothing line that is part of the Phillips-Van Heusen empire.

Izod was chosen over Jay-Z’s Rocawear and Fort Lee-based Southpole in a three-way race among "clothes horses," in part because of its parent company’s ability to tie in extensively with the $2 billion Xanadu retail and entertainment project that will surround the Izod Center.
Continental informed the sports authority in May it would exercise its option to void its 11-year-old naming rights deal because of the departure of the New Jersey Devils hockey team for Newark’s Prudential Center. The agency called upon New Jersey Nets Chief Executive Officer Brett Yormark to seek potential bidders for an arena that will be home for the Nets for at least two more seasons.

All three bidders made pitches to a sports authority subcommittee Monday, with rap music mogul Jay-Z making part of Rocawear’s presentation himself. Each bid was thought to be $1.4 million to $2 million annually, but the board also considered each bidder’s financial viability, as well as other qualifications beyond cash.

Teterboro Airport

Teterboro is the oldest operating airport in the New York & New Jersey Metropolitan Area. Walter C. Teter acquired the property in 1917. During World War I, North American Aviation operated a manufacturing plant on the site. After the war, the airport served as a base of operations for Anthony Fokker, the Dutch aircraft designer. The first flight from the present airport site was made in 1919. During World War II, the Army and Air Force operated the airport. The Port Authority purchased it on April 1, 1949 from Fred L. Wehran, a private owner, and later leased it to Pan Am World Airways, and then to its successor organization, Johnson Controls for 30 years. The Port Authority assumed full responsibility for the operation of Teterboro on December 1, 2000.
Since the 1950s, Teterboro Airport has been creating large economic benefits and job opportunities in the local community. Since 1970, the Port Authority has invested $174 million dollars to upgrade the airport's facilities and open new areas of service to the aviation community.
The airport embraces its own history and that of the entire aviation industry with the inclusion of the Aviation Hall of Fame & Museum of NJ on the airport grounds. For more information, visit the museum's website here.
